El Portón

Corteza season

For a few days each dry season the corteza amarilla drops its flowers and the track to the gate turns yellow. The rest of the year it is closed canopy, primary and secondary, over steep ground.

Tabebuia ochracea, recorded in the 2008 floristic inventory. The carpet is a documented species, not only a lucky photograph.

El Sendero

What is already cut

Most land on this coast is sold as it stands. Here the access road is graded to the top, the building pad is levelled at the best view on the property, the trails carry markers and stone benches, and the entrance is gated. A buyer is not pricing eighteen months of groundwork. They are pricing a start.

La Quebrada

The largest of the three falls, and the pool at its foot.

The water starts on the property. Springs feed a rock bed stream that runs under closed canopy to three falls, the largest with a pool deep enough to stand in.

The 2008 inventory calls this forest a dense compact mass protecting the micro watersheds and the permanent springs.

El Mirador

One ridge, two seasons

Green in the wet months, gold in the dry. Same ridge, same standing point, one season apart. Find the headland closing the bay in each frame. It lands in the same place in both.

Above Herradura

A finca of seventy four acres in the hills behind Herradura Bay, Costa Rica. Sixty four of those acres are held as primary forest, with springs, falls, and natural pools inside them. A graded road runs to the ridge and the trails below it are cut and marked. The land is offered for sale or for development with the right partner.

Areas are the owner's figures. The species counts and the veda line come from the floristic inventory carried out on the property in 2008, which is in hand and shared on request. There is no fauna survey, and no zoning document yet, so nothing here is described as buildable.

What the land supports

Three directions have been considered.

A small lodge set into the canopy near the falls.
Low density residential lots sharing the preserve.
A single private compound taking the ridge.

None is costed or permitted yet. The land suits all three and the owner is open on which.

Herradura, Garabito

The canton of Garabito, province of Puntarenas, on the Central Pacific. Playa Herradura and the Los Sueños marina sit below the property. Jacó is the nearest town of size. San José and the international airport are reached on Ruta 27.

What exists, and what is on request

The floristic inventory exists and is dated 2008. No tree on the property was left under total veda, which is the first thing a developer's counsel asks. Title, cadastral plan and zoning are being assembled, dry season flow is being measured, and all of it is shared privately with serious parties.
